Thank you for your interest in our amazing properties!

All federal, state and local laws are followed and each application is processed without regard to the race, color, religion, sex, handicap, familial status, or national origin of the applicant. Our team of professionals are regularly trained and educated on the latest local, state, and federal statutes pertaining to rental regulations.

Each applicant 18 years of age and older must complete a separate application and pay the application processing fee of $45 per individual. This fee is non-refundable regardless of approval status.

How do I submit a work order?
You may submit a work order through the Resident Portal linked here.
Income
Total monthly combined gross income must be two and a half (2.5) times the amount of the monthly rent. If income requirements are not met, management may require an applicant to provide a co-signer. Proof of income will need to be attached to the application before the application can be processed.
Identification Verification
Applicants are required to provide one form of identification. A valid government-issued identification with a photo of applicant (driver’s license, passport, state ID card, or U.S. Military or dependent ID card).
Rental History Verification
The applicant must have good rental references unless the applicant was a homeowner. Home owners must show proof of ownership. Relatives are not acceptable as rental references. The applicant will be denied for an eviction. The applicant may be denied for damage beyond normal wear and tear, illegal activity on premises, refusal to re-rent by previous landlord or a balance still owed to previous landlord.
Previous payment history will be reviewed and the applicant will be denied if there is money owed to a property management company. Any applicant residents without prior rental history will need to provide a co-signer and double or triple security deposit.
What do I do in case of emergency?
Your first course of action is to call 911 if you or someone else is in immediate danger. If any of the following items apply, please call the emergency line for immediate attention:
  • No heat when the weather is forecasted to be below 60 degrees
  • No electricity throughout your unit
  • Flooding in the unit and you can’t stop the leak by turning off the water valve
  • Fire
  • Carbon Monoxide: if your detector sounds leave the premises immediately
  • Total stoppage of plumbing systems: all toilets are backed up
  • No A/C is not an emergency; your HVAC will cool 15 degrees below the outside temperature
*A $200 service fee will be charged to your account if your call is deemed to be a regular maintenance item
Credit
Our screening provider, TransUnion, will send an email request to the applicant to release their personal information. This is considered a soft check and will not affect the applicant’s credit history. Applicants who have money owed to property management will be denied. Applicants who have money owed to utility companies will be denied unless verification of payment in full is provided.
Co-Signers
The co-signer’s debt to income ratio must be four (4) times the monthly rent. The co-signers must have verifiable employment or a verifiable source of income. If co-signer is self-employed or receives money from non-employment sources, the co-signer must provide a copy of a tax return from the previous year, or provide a financial statement verifying employment and income, or copies of the three most current bank statements. The co-signer must reside in the United States.
Criminal Background
A criminal background check will be reviewed for all applicants over the age of 18.
Applicants with a felony conviction will not be accepted. Applicants with misdemeanor convictions for crimes against persons will not be accepted. Applicants with misdemeanor convictions for crimes associated with illicit drug use in the past 5 years will not be accepted. Please remember that this requirement does not constitute a guarantee or representation that residents or occupants currently residing at the Property have not been convicted of a felony or misdemeanor or are subject to deferred adjudication. There may be residents and occupants that have resided at the Property prior to this requirement going into effect. Our ability to verify this information is limited to the information provided to us by the credit reporting company.
Pet Policy
Pet policies will depend on the property owner. If a property owner allows pets, there is a non-refundable pet fee of $500.00 per pet and a monthly pet rent of $35 per pet.
Some properties may enforce breed restrictions which include the following breeds:

Alaskan Malamutes
Siberian Huskies
Wolf-hybrid
American Bulldogs
Mastiffs

Pets must be at least one year of age, puppies and kittens are prohibited. Pet-sitting or caretaking of any other person(s) animals or pets is prohibited.

How do I submit a work order?
You may submit a work order through the Resident Portal linked here.
Application Submission
Applications are accepted on a first come first serve basis. We ask that you please provide a valid government-issued photo ID with your application. Once an application is submitted, the applicant will be contacted by email to complete the screening process. If approved, the applicant will then be able to submit their deposit. Once a unit receives a deposit, the online listing for it will be removed.
Security Deposit
The security deposit amount varies from property to property, must be paid in advance. The security deposit is to be paid within 24 hours of application acceptance. If the security deposit is not paid within 24 hours the next applicant will be considered.
Return of the holding deposit shall be the applicant’s sole remedy for failure to execute the rental agreement for reasons attributable to Owner/Agent.
Lease Signing
Once the security deposit has been paid the applicant will sign a holding deposit agreement. This agreement will detail prorated charges and any fees the resident is responsible for prior to moving in. This will also outline any addendums that will be sent with the lease.
Prior to move-in, the applicant must sign the lease via e-signature.  All adults must sign the lease as well as pay the prorated rent due and any additional pro-rated charges and fees prior to move-in.

Move-in
A move-in appointment will be scheduled with your assistant property manager. They will meet the resident at the unit and perform a move-in inspection. Confirmation of all required utilities will need to be provided prior to move-in.
Online Payments Only
Commercial Northwest Property Management will be accepting rent payments online only. Residents will have their online portal set up prior to moving in and will be expected to make all payments online. If you are using a debit or credit card there will be a processing fee relative of the total transaction.  Acceptance of certified funds for rent payment is limited and on a case by case basis only accepted at Commercial Northwest corporate office dropbox.
